The calculators are estimates
The tools on this site produce estimates for planning purposes only. They are not tax advice, legal advice, an appraisal, a loan estimate, or a commitment to lend. Do not rely on any figure here for a purchase, sale, or financing decision without independent verification.
About the tax figures specifically
Millage rates come from the Michigan Department of Treasury's published annual Total Property Tax Rates report. They exclude property-specific special assessments and are reissued by the state each year, so a rate shown here may not be current for your parcel.
Taxable value uncapping is governed by MCL 211.27a. Our calculators assume the uncapped taxable value will equal 50% of the purchase price. The local assessor sets the actual figure and it may differ. Your real tax bill depends on the assessor's determination, your homestead exemption status, and any special assessments on the property. Consult a licensed tax professional about your situation.
No agency relationship
